HARBORCHASE OF PRINCETON
120 Units Assisted Living and Memory Care; 113,450 SF; $46.4M
Renegotiated purchase agreement to reduce land cost by 29% based on due diligence findings demonstrating a significant reduction in actual developable area.
Secured Zoning Use Variance and Site Plan Approval from municipality, plus additional layers of county, state and quasi-governmental authority permits and approvals, including wetlands, storm water, flood plain, DOT, State Archaeological Review, water and sewer.

HARBORCHASE OF WILMINGTON
96 Units Assisted Living and Memory Care; 90,390 SF $35.8M
Successfully developed a new Assisted Living and Memory Care community as a Brownfields Redevelopment. Process included extensive communication and meetings with neighborhood groups to address and resolve development concerns.
Negotiated the redesign of a roadway widening plan with State DOT to reduce required utility pole relocations, thus saving over $300,000 and enabling project to be delivered in budget and on schedule without tapping construction contingency.
HARBORCHASE OF EVERGREEN WALK (SOUTH WINDSOR, CT)
113 Units Assisted Living and Memory Care; 111,950 SF; $44.8M
Demonstrated patience and determination over a 14 month period to negotiate and execute a complex purchase and sale agreement in a mixed use development.
Coordinated design review and receipt of approvals for a $44.8 Million Assisted Living and Memory Care Community.


LINDEN PONDS AT HINGHAM (HINGHAM, MA)
$480M, 2,262-unit CCRC
Secured approvals for a $480M, 2,262-unit retirement community on a site lacking hi-density zoning and public sewer and water availability.
This project included development and construction of a first-of-its-kind treated wastewater disposal system to provide groundwater recharge on an adjoining golf course utilizing a design process that reduced project schedule and minimized change orders.
Water service was provided through negotiation of an innovative inter-municipal water sharing agreement with adjoining Town.
BROOKSBY VILLAGE (PEABODY, MA)
$350M, 1,862-unit CCRC
Secured approvals for a $350M, 1,862-unit Continuing Care Retirement Community (CCRC) on a 90-acre highly disturbed abandoned quarry and landfill site, including the closing of a municipal landfill in accordance with state requirements.
Saved $3.0M on $20M site budget by assembling a geotechnical team that recommended in-place deep densification of soils in lieu of piles to support two to seven-story structures.


RIDERWOOD VILLAGE (SILVER SPRING, MD)
$340M, 2,225-unit, CCRC
Designed cost effective approaches to meet environmental and zoning regulations for a Continuing Care Retirement Community (CCRC) project straddling two counties while providing increased flexibility in development, enabling project to grow from 1500 to 2000 independent living units (plus Assisted Living and Skilled Nursing Units) with a 33% value increase from $225M to $340M.
